Bring Your Wooden Floors Back to Life

Wooden floors can lose their original appearance through everyday use, scratches, discolouration, old coatings and general wear. Professional sanding removes the damaged surface layer, revealing cleaner wood beneath and creating a smooth base for a new protective finish.

At Arbor Flooring, we sand solid wood flooring, traditional floorboards, parquet flooring and suitable engineered wood floors. Before recommending any work, we assess the condition and construction of the floor to confirm that sanding is appropriate and identify any repairs that may be needed first.

The result is a cleaner, smoother and more attractive floor that retains the natural character of the wood while being better protected for everyday use.

Is Floor Sanding Right for Your Floor?

Floor sanding may be suitable when a wooden floor has become:

Scratched or scuffed

Worn in high traffic areas

Old stains and coatings

Dull or uneven colours

Flaking or peeling finishes

Floorboards uncovered after carpet

Many older properties contain original floorboards or parquet flooring that can be improved rather than replaced. However, not every floor can be sanded indefinitely. The remaining thickness of the timber, its condition and any previous sanding must all be considered.

We inspect the floor before work begins and provide honest advice about whether sanding, more extensive restoration or replacement is the most suitable option.

Modern Dust Controlled Floor Sanding

Traditional floor sanding could create a significant amount of airborne dust. Modern professional machinery captures most sanding dust at source, helping to keep the working environment cleaner and reducing the amount of dust that settles elsewhere in the property.

Arbor Flooring uses professional belt sanders, edging machines and fine finishing equipment designed for efficient dust extraction. Although no sanding process should be described as completely dust free, this equipment considerably reduces disruption compared with older sanding methods. The current service page states that the main belt sanding equipment captures around 98% of dust.

Choosing the Right Finish for Your Wooden Floor

The finish affects how the floor looks, how it feels underfoot and how it should be maintained. We can recommend an option based on the timber, the room and the level of wear the floor is likely to receive.

Water Based Floor Lacquer

A hard wearing surface coating suited to busy rooms and homeowners wanting straightforward maintenance. Lacquers are available in different sheen levels, allowing you to choose anything from a more natural matt appearance to a brighter satin finish.

  • Choice of matt or satin sheen
  • Good resistance to everyday wear
  • Simple routine cleaning

Hard Wax Oil

Enhances the grain and natural tone of the timber while allowing smaller areas to be repaired more easily

  • Natural appearance and texture
  • Local repairs may be possible
  • Requires more ongoing care

Floor Repairs Before Sanding

Sanding improves the surface of the timber, but it cannot correct every underlying problem on its own. Older floors may contain loose boards, damaged sections, gaps, holes left by pipework or areas altered during previous building work.

Where practical, Arbor Flooring can complete repairs before sanding, including securing loose boards, replacing damaged sections and sourcing reclaimed timber to provide a closer match for an older floor. More involved projects can be handled through the dedicated wood floor restoration service.

What To Expect During Floor Sanding

Before work begins, furniture and removable items will need to be cleared from the room. We will explain any additional preparation required and advise whether skirting boards, doors or fixed units are likely to affect access.

The time needed will depend on the size and condition of the floor, the repairs required and the selected finish. Drying and curing times also vary between products. We will explain the expected programme before work starts, including when the floor can be walked on and when furniture can safely be returned.

Newly finished floors should be treated carefully during the initial curing period. Protective pads beneath furniture, suitable cleaning products and prompt attention to spills can all help maintain the finish.
